Apartment booking service. Airbnb rentals around the world. Change the bed linen

I'll tell you how to find it nice apartment and remove it without any problems. Here are five tips to help you avoid screwing up your rent.

Sergey Korol

traveler

Usually, newcomers to Air BBC choose a city and date, and then admire the beautiful photos of apartments from the search. They imagine how they will lie on a luxurious bed and how they will have breakfast on the balcony overlooking the park. As a result, they choose housing with the cutest photos. Is it dangerous.

Perhaps, instead of a pleasant sleep in bed, you will have to get up early in the morning to catch the train to the center. And to have breakfast on the balcony, you will need to walk for an hour to buy groceries at the nearest supermarket.

We went to Helsinki for the festival and were impressed by the cute apartment with a sauna and grill on the balcony. It turned out that she was formally in another city, in Espoo. It's an hour's drive from Helsinki

To make your vacation enjoyable, look not only at the photographs, but also at the location of the apartments. Find out where the nearest stops are public transport and how often does he go? See what shops and cafes are nearby. If you're driving, find out where to park overnight.

For example, I want to rent an apartment in the city center, in the Punavuori area:

I find this place in Google Maps, and then I “walk” along the neighboring streets in street view mode.

I’m looking for parking, looking at the signs, as if I’m driving a virtual car and thinking about where to park it.

Oh, you can park your car here from 9 am to 7 pm - this is written on the yellow sign on the wall of the building, above the Canon. But you won’t be able to park overnight - in the morning there will be a fine waiting under the windshield wiper

Sometimes they deliberately rent an apartment not in the center in order to save on rent. Before you do this, calculate how much an hour of your vacation costs. This way you will see that an expensive apartment in the center will be more profitable.

Cost of renting an apartment in Paris

Rent an apartment for 3200 RUR per day

More expensive and closer

Rent an apartment in the center for 4800 RUR per day

Spend 2 hours every day getting to the center and back - 800 RUR of your time and another 20 € for two for bus tickets (≈1400 RUR)

More expensive and closer

You walk around the city on foot and rarely spend money on transport. The apartment costs as much as you pay for rent

Total - 5400 R

More expensive and closer

Both the renter and the owner can cancel a reservation at Air BBC.

If you rent an apartment and then change your mind, the service may fine you. This is determined by the types of cancellations. There are six of them: from soft to hard.

With soft cancellation, you can cancel your rental even five minutes before check-in - you will receive a full refund. With hard cancellation, you will get a 50% refund of your stay if you cancel your reservation a month in advance.

Cancellation rules are listed in the "Prices" section

Sometimes it happens that the owner of the apartment cancels the reservation. Often, owners rent out their apartments while traveling, and plans may change. This is a fairly rare case; it happened to me once.

If the host cancels your reservation, you will receive an email letting you know. I advise you to look through your mailbox the night before your trip. By the way, if the owner cancels the reservation, Air BBC will give you a small consolation amount to your internal account.

Make lists directly on the site

Usually there are dozens and hundreds of apartment options at Air BBC. In order not to get confused in them and not to lose interesting ones, I advise you to keep a list.

The list is created directly on the website. Name it after the city you're going to.

Then add apartments to the list directly from the search - click on ❤:

So in half an hour you will have a dozen options to choose from. You can discuss them with family or friends. These apartments will no longer be lost in the search.

Check details in advance

Usually apartment owners send guests detailed instructions: how to get from the airport, how to find an apartment. Guests close the Air BBC tab, thinking that everything is ok.

What to pay attention to

The owner writes that the easiest way to get from Berlin Tegel Airport is by taxi for 20 € (1534 RUR). But you do not fly to Tegel, but to Schönefeld. Find out how to get there by public transport from Schönefeld and how much it will cost.

The owner asks to pick up the keys from the neighbor. She lives opposite, in apartment 20B. Ask your neighbor for her phone number and ask her to give her your number. Warn that you will be there between 12 and 14 o'clock - let him be at home at this time.

The owner offers to meet you from the train and take you home by car. He asks for only 15 € (1150 RUR). Google transport: it turns out that you can get from the station to your house by tram for 4 € (306 RUR). Politely decline.

The owner complains that there is now an excavator in his parking space and it will not be possible to leave the car at the house. Find out where the nearest free parking is. If there isn’t one, ask him to negotiate with your neighbors so that you park in someone else’s place.

Usually before a trip I look at the route from the stop to the house on Street View. This way I find housing quickly and without errors.

This is our temporary home in Berlin. If you walk around Street View, you can see a huge park full of weed dealers

I also make sure to write down the owner’s phone number and take screenshots of Google Maps. I can use the screenshots to get to the place; if I get lost, in extreme cases, I’ll call you by phone.

You might think I'm paranoid. However, during all this time I have had almost no unpleasant moments with checking into Air BBC.

Include the skeptic

Usually people think the apartment is nice in advance. Beautiful pictures, view outside the window. By default, I consider any housing suspicious.

When I look at an apartment, I always try to find a flaw in it. Why didn't you take a photo of the bathroom? Where will all the things go from the table and closet? Why does the baby's crib get wet in the rain on the balcony?

So I found a nice apartment in Riga:

But if you scroll down to the photo of the house itself, it becomes a little scary. Hut on chicken legs for 2600 RUR per day!

If you have any doubts about the apartment, it is better to clarify them with the owner in advance. If you can’t clarify, don’t shoot.

I avoid apartments that have too many household items. Typically, such apartments are found among those who are leaving for several weeks. You will be greeted by cabinets filled with things and a bathroom shelf, where even toothpaste nowhere to put it. It’s a strange feeling: you seem to have paid a lot of money, but it’s like you’re living as a guest.

This apartment in Rome is obviously residential. Everywhere there are paintings, books and things of the owners

Don't forget about cleaning. Typically, Air BBC shows the cost of a night's stay in the search. However, in addition to this amount, an additional cleaning fee will be charged. The money for cleaning goes to the owner of the apartment, so sometimes he cheats: he reduces the cost of rent, but charges a lot for cleaning. Look at this amount when choosing an apartment. The cost of cleaning should not exceed one night in the apartment.

For three nights in a Tokyo apartment, you expect to pay 9,600 RUR, but you will pay more than 12 thousand. They will additionally charge 2200 RUR for cleaning and another 1500 RUR for the Air BBC commission.

How to contact outside of Air BBC. The service stops all attempts to exchange contacts with the owners of apartments that you have not rented. You won’t be able to leave your phone number or a link to your social network account - Air BBC will hide this for the recipient of the message.

To contact the owner, some distort the words: Fαсၔbo0к or Inƽαrαm. Or they write numbers in letters: plus seven nine two five...

Please do not try to bypass Air BBC to rent an apartment. The owner will complain, you will be blocked, or something else will happen:

Airbnb- this is rental housing around the world from private individuals; upon closer examination of the Airbnb website, the service is more reminiscent of a social network like couchsurfing.com. To rent a home on Airbnb, you will need to register on the Airbnb website, fill out a questionnaire, and even better if your profile has recommendations. Unlike couchsurfing, Airbnb rentals cost money.

The main feature of Airbnb is the ability to rent housing around the world from private owners just like you. In addition, you yourself can successfully rent out your apartment through this service.

The choice of housing on Airbnb is surprising, it has everything! From the simplest housing, in the form of an old trailer, to expensive castles in Scotland, there are both simple apartments furnished with Ikea furniture and designer apartments in New York penthouses.

Who is Airbnb rental suitable for?

Renting a home using Airbnb is suitable for everyone, but those who travel can benefit the most big company or married couples with children.

For the first group, Airbnb allows you to save on accommodation in comfortable conditions. A group of travelers can rent big house at the price of a hotel room and to stay comfortably in it, because not every hotel will allow six people to live in a room, no matter how large it is.

For married couples with children, renting housing on Airbnb is also very convenient, because by renting an apartment or house from local residents you get much more than a place to sleep. With Airbnb, you're renting a real home with space for kids to play and parents to relax, and having a kitchen in your rental can help cut down on the cost of eating out.

Airbnb rental housing pros

  • Personal space when booking through Airbnb. When renting apartments through Airbnb, you are guaranteed to have your own personal space in the form of a garden, veranda, front lawn, etc. Almost every house on Airbnb has a kitchen, so you can always cook food at home, which is impossible to do in a hotel number. For the price of a hotel room, you get a real home with everything you need.
  • Any place in the city. Since local residents rent out apartments on Airbnb, the choice of area to live in is not limited solely to tourist recreation; you can rent an apartment or house in any area of the city and live like a local. Visiting shops, cafes, markets that are visited by all local residents will allow you to better understand the surrounding reality. Yes, it’s just nice to be somewhere where you are not looked at as a means of making money, which can often be seen in tourist places.
  • New friends from Airbnb. As I said earlier, the Airbnb service is similar to couchsurfing, they also carefully study guest profiles and can refuse you if they don’t like you, but if they like you, then in the overwhelming majority of cases you will make new friends in the person of the hosts who will try to take care of you. about you, because reputation is more important to them than money.
  • Rent whatever you want on Airbnb. Airbnb allows you to live in the most amazing places on planet Earth and in a wide variety of houses, castles, yachts, trailers, lighthouses, etc., everything your imagination is capable of can be a reality with Airbnb. For example, you can afford to live on a private island or in an old Portuguese lighthouse, converted according to last word techniques, in a word, fantasize.

Airbnb rental housing cons

  • Airbnb brokers. The worst thing that can happen on Airbnb is to run into intermediaries; many enterprising types (I personally ran into similar ones in Goa) pretend to be hosts, but in fact they are intermediaries. This is very common in Goa; part of the local population is poorly versed in all the intricacies of working on the Internet, and nosy intermediaries actively take advantage of this. As a rule, in such apartments the owners are not particularly happy about you, because the amount they got from the intermediary does not exceed 50% of the rent paid, so they don’t have to be particularly happy. Some types go even further and sell ordinary hotel rooms under the guise of their apartment, what do you have to choose a private house by the sea, but come to the hotel.
  • You have to wait for your Airbnb reservation. Airbnb is designed in such a way that renting an apartment requires confirmation from the host (unless the host has specified “instant booking” in the settings). Unlike the usual booking of accommodation in hotels, where everything happens very quickly, in Airbnb it may take some time before the final payment for the reservation of accommodation.
  • Airbnb cancellation by host. On Airbnb, your host has the right to cancel your reservation. It’s impossible to understand why this is happening, maybe he doesn’t like you (your profile on Airbnb), maybe someone offered a better price/better conditions, maybe the owner of the property didn’t like your writing style in correspondence and a million other reasons, but there is only one conclusion, booking an apartment on Airbnb may be cancelled.
  • Airbnb cancellation policy. It happens that travel plans change and in such cases it is advisable to study in detail the cancellation conditions on Airbnb; the service provides several types of cancellation: strict, moderate, flexible, long-term. Be sure to research cancellation information before booking your accommodation.

In this article, you will learn about the Airbnb website, which allows you to rent accommodation in other countries! As a bonus we'll give you 2100 rubles to live in any country in the world. The coupon is valid for a year.

What is Airbnb

Let's start with the basics. Airbnb is a special site where you can negotiate with the owner of a home to rent it. This is ideal both for tourists traveling in a crowd (it’s cheaper to rent an apartment and fit everyone in than to pay for a bed in a hotel), and for those who are tired of classic sleekness. Do you want to feel the color Everyday life in a new city? Then you definitely have a direct route to this site.

How Airbnb works

You enter the city of residence and the number of people into the search. After which you are given a list suitable places indicating the cost. Then you can filter the results in various ways.

After you have chosen several suitable options for yourself, it is time to write a request to the owner of the apartment. In this letter you should introduce yourself, indicate your desired dates of placement and ask questions that haunt you. It is also reasonable to provide links to your profiles on social networks so that the owner of the apartment forms an adequate opinion about you as a person.

The situation is almost the same as with . Based on one letter, a person should decide to let you into the apartment and leave you unattended for several days. You must relieve his possible anxiety.

Once you have received answers to all your questions, click the “Book” button. In the next 24 hours, the owner of the premises will have to decide whether to let you in or not. If his answer is positive, the required amount will be debited from your card. After payment, the contact details of the apartment owner and the exact address will become available.

Safety

First, let's talk about safety. All important details Discuss bookings and all financial issues only through the website. This way there will be an opportunity to appeal to this in case conflict situations. Do not go to third-party negotiation sites.

If you are not sure about your plans, then choose those offers that provide flexible conditions for canceling your reservation. Discuss all financial issues before payment. You should have an idea of how much money will be spent on the deposit and how much on payment.

In case of trouble, try to notify the company about it. To do this, you can use the help center on the website. There is support in Russian.

Good to know

There are verified photographs of places that can be rented on the site. These photos were taken by a representative of the service and have the Airbnb logo in the top corner. This sign indicates that this illustration can be trusted.

If there are not many of you, and apartment prices are steep, try renting a room. Of course, living with the owners of the apartment may not be so fun. On the other hand, they will tell you what to see, what transport to use and where to buy food.

Pay attention to the “Response Frequency” indicator in the profile of a potential host. This figure indicates how often this person responds to requests. You should not write to those who have this indicator low. They may not have visited the site for a long time.

If for some reason you want to rent an apartment right now, then look for options with the “Instant booking” option. They can be booked without the owner's consent.

Read reviews and take them objectively. The very fact of positive / negative feedback doesn't say anything yet. What matters is what is written in the comment. Is the problem really objective and will it bother you?

If you check the box next to “ Social media", you can see where your friends stayed.

Pros of Airbnb

  • A large number of proposals (from panel high-rise buildings to old lighthouses);
  • Convenient to travel with a group or family. It's also cheaper;
  • Colorful. You can feel like a real resident of this city;
  • Cashless payments. All financial transactions pass through the website and are recorded there. As a bonus, you don’t have to carry extra cash with you.
  • Printing out your Airbnb reservation works for most consulates. So this will make the visa process easier for you.

Cons of Airbnb

  • The owner of the apartment is better protected by the rules of the system than the traveler. He can easily cancel your reservation a few days before arrival and you will urgently have to look for a backup option;
  • A day before arrival, a deposit amount is blocked on your card, which will be returned to you after leaving the apartment. But only if the owner does not report any violations on your part. At the same time, how you can build your justificatory rhetoric and protect yourself from unfounded claims is not very clear;
  • The entire amount is blocked on the card at the time of booking. If you are planning your trip much in advance, then be prepared to freeze some of your funds;
  • Cancellation conditions for the traveler. Here everything is stricter than for the owner and depends on the type of transaction. There are also those in which cancellation of a reservation less than a week in advance entails a complete loss of the paid funds. Read the booking conditions carefully;

Daily rental housing in the USA through the online service AirBnB (Airbnb)

In 2009, in Manhattan (New York) it was simply impossible to find a decent hotel for less than 120-140 US dollars per night, at least my American friends were sure of that. It would be possible to settle somewhere further from the center, but then you would have to spend a lot of time on the road. Fortunately, I managed to find a very decent room for only 30-40 dollars a night (I didn’t even look for a complete apartment). However, when I arrived at the house with a suitcase and backpack, it turned out that the owner was not in the apartment. And then for the first time the thought struck me about how I could get there if I urgently had to look for housing. I didn’t have Internet on my phone back then. If everything hadn’t worked out, I would have needed to find free Wi-Fi and then organize my overnight stay, but it’s not very pleasant to do this with a suitcase. Fortunately, the hostess arrived within half an hour. It turned out that she simply did not notice my SMS message, which I sent after the plane landed, although we agreed on the approximate check-in time. Moreover, when I was looking for housing to rent, I did not yet have an account in the Paypal payment system, its verification should have taken some time, but I managed to agree on payment in cash.

In Washington, there were no more problems with the landlady. True, the city itself seemed much less safe to me, including due to the abundance of blacks. But, to my surprise, it turned out to be more expensive than in the center New York. The room was rented out for $42 a day, but now the same landlady is charging $60. Moreover, the photos on the website looked much better than in reality. In addition, three girls gathered in the evenings in front of the TV and had a rather noisy time. Working at the computer in the evenings or just relaxing was not very comfortable for me. In addition, I was somewhat shocked by the lack of a lock or latch in the bathroom and toilet (and this despite the presence of 3 girls next door). I didn’t leave a negative review, but now I see that many other guests this room I liked it very much.

Despite minor shortcomings, as well as increased risk regarding valuables in a rented apartment, as a result I managed to save a decent amount, so I was completely satisfied with the new rental service. I just had to carry my laptop and camera with me in my backpack, and then I simply didn’t care about other things. Moreover, I sent the parcel with the main things to Russia using the then not very well-known Ukrainian service Meest (it turned out to be the cheapest when delivering to Russia, 2 times cheaper than the USPS state mail).

Daily rental housing in Donetsk (Ukraine) through the online service AirBnB (Airbnb)

When we went to Donetsk (Ukraine) a year and a half ago, we also tried to rent accommodation through AirBnB. Unfortunately, there were few rental offers. It seemed that this service for short-term rental housing was very active during the World Cup, and after this event it almost died for Donetsk. And this was long before the start of hostilities in Ukraine. There were no local housing rental services that would be a better alternative to Airbnb. Although there were enough advertisements on specialized sites. But as a result, the option of a budget hotel turned out to be cheaper for us, even if it was a little far from the center.

Renting out your home through AirBnB (Airbnb)

When renting an apartment or room through the AirBnB service, I relied heavily on reviews from other people. There were also cheaper rental offers, but I was wary of them.

But the other day I felt completely different - as a property owner. The Airbnb service is now completely Russified, so it is now much easier for Russians to work with it. It was through AirBnB that I rented out an apartment for a day to a family from Moscow.

It should be noted that prices for rental housing in Rostov-on-Don have decreased by Lately very decent. Even without taking into account repairs, the purchase of furniture and equipment, we can only talk about a 20-year payback for long-term housing rental. And this is even if the tenants are quite responsible and do not damage the property. In general, it’s hardly worth engaging in such rentals for the sake of making money. Unless you can save capital in real estate and count on an increase in value. But in terms of the latter, of course, there are no guarantees. But the risks of fires and other things remain.

Daily rental of apartments, houses and rooms is much more risky for property owners than long-term rental. And there is a lot of routine work. But all this time and effort is not at all compensated by double payment, even if the owner manages to ensure good occupancy of the housing.

AirBnB offers dumping to get its first customers. I lowered the price for a long time until I received an offer to rent a 2-room apartment for 1,300 rubles per day (I initially set the price at 1,800 rubles), or rather, even for one night. Cleaning, washing and ironing clothes takes so much time that at this price, of course, you don’t want to rent out your home at all. And it would be nice if there were no other risks. But I tried it anyway.

There were a few small problems on my part. First, the door handle was broken by a neighbor's door after a collision. I changed the frame, but the key went in and out very tightly. I didn't have time to fix it in advance. He didn’t bring a second set of bed linen and a pillow for the child, and it’s good that the tenants looked at it normally. The refrigerator did not work for a long time, so it leaked. In addition, on this day the water was turned off just a few hours before arrival. It would be "fun" if cold water never showed up.

As for the tenants, they also caused a few problems. Firstly, something happened to the hinge in the kitchen cabinet, but they didn’t tell me anything about it when I left. It’s hard to imagine how in the cabinet under the sink it was even possible to do anything with the door so that something would happen to the hinge. Fortunately, after fiddling around, I figured out that everything could be put in order. But I had to kill at least 15 minutes. Secondly, there was scattered cereal left on the kitchen floor. Maybe, of course, they just didn’t find the brush and dustpan. Thirdly, they didn’t wash their plate and cup, but at least they apologized for that.

In general, there is a decent group of people who do not consider it necessary to clean up after themselves at all. If they rent an apartment, they believe that the owners should do everything for them, and the service should be like in a hotel. We always try to clean everything up after ourselves, as if for ourselves, so I think it’s justified to leave negative reviews if the tenants behave like pigs.

IN in this case I gave 5 points to all points in the AirBnB review (Do you think I did the right thing?) Including because the tenants checked out at 5 in the morning and offered to bring the keys so that I could get up later. Yes, and a friendly attitude played a role. I hope other homeowners have better luck with these tenants.

As for earnings, the service took a commission of 50 rubles from 1,300 rubles. You can withdraw money to an account in the Paypal payment system, to a bank account or to a bank card, which is often offered by other foreign services. When withdrawing to Paypal, you will probably also have to pay a commission of 4.5%. I haven’t found out any details about transferring to a ruble account yet. After deducting 13% taxes, the remaining amount turns out to be completely ridiculous.

As for taxes, the service requires Russians to indicate that they are not US citizens and do not conduct business there. Although, of course, US citizens also have the opportunity to pay taxes, as well as receive tax forms from AirBnB. Russians will have to deal with taxes on their own.

AirBnB housing rental service

To summarize, I would like to say that AirBnB is a very successful service that allows you to save a lot when renting apartments, houses or even rooms. If there are a large number of reviews, you can be sure that the owner of the property will be exactly as his guests indicated. In the absence of reviews, of course, such rentals are more risky, but you can find offers at a lower price. In general, such rentals are more suitable for young people without a family. Although with the spread of the Internet it has become much easier to find alternatives, so even the lack of guarantees that a hotel offers, if you have time and want to save money, can justify the risk.

As for Rostov-on-Don, there are a very decent number of offers on AirBnB. You can easily find accommodation for yourself. At the same time, this service for searching for daily rental housing is now clearly in the hands of tenants. As for the owners, whether to spend time on such a service or not is a big question. It’s another matter if you want to rent out real estate in a city that tourists, including foreign ones, love to visit. Moreover, you can post your ad in several languages.

By the way, in addition to daily rental housing, AirBnB allows home owners to set special prices for specific dates, as well as when renting for a week or month. So you can try to rent an apartment or house through this service for a longer period. Fortunately, the owner of the property can apply for a special offer for renting his home through the Airbnb service. But of course, first of all, the service is designed for daily rentals for up to 1 month.

How to choose the right accommodation on Airbnb

Knowing some of the features of the service, you can find airbnb apartments at the most low prices and with high level comfort. Often beginners do not know these “rules” good search” and find not the most comfortable housing. Especially for such beginners, here are tips for booking airbnb apartments.

  • Read reviews about accommodation carefully. The reviews were written by those who have already lived in this apartment/house/room, so they reflect the real situation. Choose accommodation that has more than 5 positive reviews.
  • Give preference to properties with verified photos. Photos of some apartments are marked with a "Photo Verified" label. This means that the owner of the property provided comprehensive information, professional Airbnb photographers came to him and personally photographed the rooms.
  • Find out all the details from the landlord. Don’t be shy, if you want to know what the Wi-Fi speed is, how long it takes to walk to the city center, whether the windows face the sunny side, what pattern the rug in front of the entrance is - feel free to write to the owner, he will be happy to answer all your questions.
  • It is better to book accommodation with a host with a verified profile. Each host has their own profile on Airbnb, review it before booking, if the profile is not verified, it is better to find another accommodation option.

Comparison of Airbnb and hotels

Is Airbnb safe?

Don't worry, renting an apartment abroad on airbnb is absolutely safe. The service is a rental guarantor. When did you find suitable option housing, then as payment, transfer money to the airbnb service, and not to the owner, which eliminates the possibility of the owner “disappearing” after transferring money (and this happens on some foreign services). Only after check-in does Airbnb transfer money to the host, and you can relax and enjoy life.

But there was also a fly in the ointment. The service is safe and in case of problems it guarantees that you will not be left in trouble without help, but some owners can be cunning and provide false information about their housing. But you can easily identify such hosts and not book anything with them. Be sure to read the article about that, and then you will be protected to the maximum.

Airbnb and visa confirmation

An Airbnb reservation is suitable for proof of accommodation, which is required when obtaining a visa. You will just need to print the payment receipt from the website. There is no difference between confirmation from and Airbnb, all embassies accept both.

If you are not traveling alone, then when booking accommodation on Airbnb.ru, write down the names of all the people who are going to live with you in these apartments and they will also be indicated on the receipt. If suddenly you did not do this at the time of booking, then contact the support service, write down the names and surnames (as in foreign passports) of all guests, and then the service staff will correct the receipt and send the corrected version to your email.

Some embassies also require a copy of the apartment owner's passport: a page with his photo and a page with his signature. You can find out exactly whether these additional documents are required for your visa or not only at your embassy (call them or write to them by email). If you still need copies, then simply send a letter to the owner with a request (if you don’t own English language, then you can translate the letter using an online translator) send copies of the pages and within a few hours or days (depending on how) you will receive them. It is almost never necessary to obtain copies of the apartment owner’s passport.
